I Buy As-Is Homes

I buy as-is homes!  In addition to representing buyers and sellers in traditional real estate transactions, I buy tired or dated properties from homeowners just like you.  Below I’m answering your questions to see if selling your property direct is just the answer you’ve been looking for.

Why would I sell my home direct?

Selling your home in as-is condition directly to a licensed Realtor has a number of advantages.  Take a look at the short list:

Your home is in need of repair.  When listing your home the traditional method, you will need to disclose any ‘material facts’ that exist on the property.  A material fact is any fact that could adversely and significantly affect an ordinary purchaser's use or enjoyment of the property.  For example, if your basement has had water seepage issues, you are aware of a previous roof leak or higher than normal levels of radon gas have been detected - all of these conditions and any others that could sway a buyers decision making must be disclosed.  These conditions will be weighted in the buyer's decision of whether or not to move forward with your property and also when considering the terms and offer price for your home.  When you sell your property direct in as-is condition, those property issues transfer hands along with the property itself - no repairs necessary.

You avoid paying Realtor commissions.  When you sell your home direct, you avoid paying out real estate commissions.  The average Realtor will charge around 6% of your sales price to facilitate your transaction for you.  When you sell your property to me directly, you retain those additional funds to invest in your future rather than your past.

When you want to avoid the hassle of preparing, staging and showing your home.  Preparing your home for listing can be a lengthy and expensive process.  You can read more about the steps necessary to prepare your home for the market in this post here.  When you want to avoid forfeiting weekends to cleaning, de-cluttering and de-personalizing your home - selling direct might be the perfect fit for you.  Because I am your buyer, it only requires my team walking through your property.  No need to be on call for last-minute showings or impromptu open houses, we’ll schedule an appointment time that works for you and gather the information we need to be able to present you with an offer.  The length of time your home can sit on the market is unpredictable, as are the costs that can accumulate while you wait.

When you need a flexible closing.  By selling your home direct, you avoid the risk you assume when dealing with conventional financing.  Closing dates are often compromised when buyers have delays in obtaining mortgages which can throw a wrench into your moving plans.  I can work with you to insure your closing happens within the ideal timeline for you and that your transition to your new home is as seamless as possible.  We have the ability to close quickly or offer options for renting your property after closing if your timeline dictates the need.

Take what you want and leave the rest behind.  No need to clean or donate your unwanted possessions, my team and I have the manpower to take care of it for you.  Selling your home direct is about a gentle transition to the next chapter of your life.  Pack those memories you want to carry with you and free yourself of the labor and stress of moving or donating a generation worth of goods.  In a fraction of the time it would take you and yours, we'll empty, donate and dispose of whatever you leave behind.

Who buys my home?

I do, along with my partners under our LLC, The Felt Group.  My partners are a group of like-minded, hardworking, passionate real estate licensees by day and parents schlepping kids to activities in our community by night.  We live, work and play in Edina and Minneapolis and care deeply about our community.  We each bring a unique skill set to the table insuring a seamless transition from start to finish.

What about closing?

Your closing will take place through a title company just like a traditional closing would.  You can choose a title company of your own or we can recommend one for you.  It's important to note that title companies have fees of their own that both you and I will incur upon closing.  We will each be responsible for covering our own closing costs as indicated by the title company.  If you have questions about the types of fees you will incur, I am happy to lay those costs out for you ahead of time.

What happens after closing?

What happens after closing is up to you - the possibilities are endless!  You are free of your property, its shortcomings and any possessions you chose to leave behind.  It's our hope that you feel a sense of relief, of freedom, of anticipation knowing your next chapter is about to unfold.

As for your home, it will be in good hands.  We will pour a lot of heart into your property to ready it for the next generation of memories.  We live in your community and take pride in the work we do to refurbish properties just like yours.  By choosing to sell to us direct, you are doing your part to improve property values for your neighbors without assuming the financial responsibility necessary to do so.
